22% of Boost by PE investments in Real Estate

MUMBAI : From January to September 2016, PE (Private Equity) investments in real estate touched Rs. 283 Billion (US$ 4.24 Billion), which is a great boost of 22% as compare to previous year. 

According to Cushman & Wakefield's latest report on PERE (Private Equity investments in Real Estate), about Rs. 92 Billion (US$ 1.4 Billion) of these investments was also recorded earlier in the third quarter of this year. 

The metropolitan city, Mumbai retained its top position in PERE by attracting 43% of the total invesments, whereas Delhi NCR was a distant second with the accounting for 27% of the share. 

As per the report, Mumbai witnessed inflows of Rs. 121,130 Million (US$ 1.8 Billion) and Delhi NCR received Rs. 77,300 Million (US$ 1.2 Billion). 

 

Apart from these two cities, Hyderabad is also of the city which is fast emerging as one of the main attraction for PERE. As per the Cushman & Wakefield, PERE in Hyderabad have recorded massive growth as compared to last year of same period. This year it is increased to Rs. 19,490 (US$ 292 Million), whereas in 2015 it was mere Rs. 800 Million (US$ 12 Million). The normal deal estimate expanded from Rs. 2.75 Billion (US$ 43 Million) in the second from the last quarter of 2016. 

 

During Q3, Residential assets witnessed over 73% of the total PERE. Mumbai was the most preferred location as point of residential investments that accounted for 63% of the share which is followed by Delhi NCR and Benguluru with the accounting for 18% and 15% of the share respectively. In Residential assets, domestic fund were most active investors that accounted for 82% of the total investments made in the asset class and cumulative investments increased 9% q-o-q in the third quarter of 2016.
